Accessibility Parking Policy
WHEREAS, Oak Brook Colony Condominium Association (“Association”) is governed by provisions of the Illinois Condominium Property Act (“Act”) and the Oak Brook Colony Condominium Declaration of Condominium Ownership and of Easements, Restrictions and Covenants (“Declaration”), as amended from time to time; and
WHEREAS, the Declaration provides that the direction and administration of the property (“Property”) subject to the Declaration and the affairs of the Association shall be vested in the Association’s Board of Managers (“Board”); and
WHEREAS, the Board, in accordance with Section 18.4(h) of the Act has the authority to adopt and amend rules and regulations covering the details of the operation and use of the Property; and
WHEREAS, as of the date of adoption of this policy, the Association does not have any parking spaces or any common entrances; and
WHEREAS, the Board desires to adopt a policy in accordance with Section 18.12 of the Act in order to reasonably accommodate a unit owner or resident with a disability who requires accessible parking; and
WHEREAS, in accordance with Section 18.4(h) of the Act, a meeting of the unit owners was called by the Board for the specific purpose of discussing the proposed rules and regulations, and notice of the meeting contained the full text of the proposed rules and regulations, and the notice of meeting conformed to the requirements of Section 18(b)(6) of the Illinois Condominium Property Act; and
WHEREAS, the following rules and regulations shall supplement the existing rules and regulations of the Association, however, the rules and regulations contained herein shall supersede any contradictory rules and regulations contained in the existing rules and regulations of the Association.
NOW THEREFORE, in furtherance of the foregoing, the Board does hereby adopt the following Policy:
1. This policy is being adopted by Oak Brook Colony Condominium Association (“Association”) pursuant to Section 18.12 of the Illinois Condominium Property Act, the federal Fair Housing Act and the Illinois Human Rights Act. It is the intention of the Association to utilize this policy to provide accessible parking spaces to those Unit Owners and Residents with disabilities who require such parking spaces should parking spaces ever be constructed at the Association.
2. “Disability” means with respect to an individual: (a) a physical or mental impairment that substantially limits one or more major life activities of such individual; or (b) a record of such an impairment.
3. “Accessible Parking Space” includes parking spaces that comply with the Illinois Accessibility Act or parking spaces that are located closer to an entrance. As of the date of adoption of this policy, the Association does not have any parking spaces or any common entrances.
4. A Unit Owner or Resident with a disability that requires an Accessible Parking Space can submit a written request for an Accessible Parking Space to the Board and/or the Association’s managing agent. The request will be reviewed and a response returned to the requestor within 45 days of the request. As of the date of adoption of this policy, the Association does not have any Accessible Parking Spaces.
5. The Unit Owner or Resident must submit a copy of the state-issued disability placard or license plate registration with their request for an Accessible Parking Space. Additional documentation evidencing the Unit Owner’s or Resident’s disability and disability related need for the Accessible Parking Space may be required. As of the date of adoption of this policy, the Association does not have any Accessible Parking Spaces.
6. A copy of this Policy shall be given to any Unit Owner upon request.
- Assessments are due on or before the first day of the month. If your payment is not received by the 15th, a late fee of $50 will be put on your account.

- Independence Day
- Labor Day
- Thanksgiving Day
- Christmas Day
- All garbage must be placed in closed/sealed containers or sealed plastic bags so that it cannot be windblown.

ALL garbage cans should always be stored inside garage. This includes small dog waste garbage cans.

Garbage cans should be put out no later than 8:00AM on garbage pick up days, but should not be put out any earlier than 6:00PM the night prior. It is advised to put out garbage on the morning of a garbage pickup day to avoid the possibility of garbage blowing around our neighborhood, and gives less time for animals to forage in your cans.

Garbage cans should be placed on driveway for pick up.

Garbage cans should not block mailboxes when they are put out for pick up. Any garbage cans blocking mailboxes may result in mail not being delivered.
- Remember: All dogs must be on a leash at ALL TIMES within Oak Brook Colony.
- Note from the Fire Department: Homeowners are reminded of a new law effective in January 2007, that all homes must have a Carbon Monoxide Alarm.

Animal Feeding Rule
After considering the comments received regarding the proposed Animal Ground Feeding Rule, the Board unanimously voted to add the following Article IV.H.9 to the Rules and Regulations for Oak Brook Colony Condominium Association. Click the button below to download the document.
Exterior Modification Request Forms
All changes or external additions require approval by the Board. The request for approval is made on an Exterior Modification Request (EMR) Form. All of the various forms you will need can be obtained by emailing kyle@elitemgt.net. The Board will review applications when all required information is received. Work should not be started or contracted for until approved by the Board. Ongoing maintenance of any exterior changes are the responsibility of the homeowner.
Exterior Doors and Storm Doors
Front and Rear (as applicable) entrance doors can be any manufacturer or installer if the doors meet the requirements and an Exterior Modification Request is submitted and approved by the board. Please reach out to kyle@elitemgt.net for the current EMR form.
Window and Patio Door Instructions and Forms
The new window(s) and patio doors must maintain the same visual appearance in both style and color from the exterior of the unit as the existing. Please reach out to kyle@elitemgt.net for the current EMR form.
Satellite Dish Instruction and Forms
With regard to Satellite Dishes, the homeowner agrees to follow the Dish Installation Rules document. Please reach out to kyle@elitemgt.net for the current EMR form.
